Accepting an Offer

We Put Our Clients First When Evaluating Each Offer.

The Price Is Not Always Right

The highest number isn't always the smartest decision, and this is exactly where emotion needs to step aside. Terms, contingencies, and buyer qualifications often carry more weight than the price itself. We give you clear, objective guidance backed by local Utah market data, so you can evaluate every offer on its merits and choose the one that truly protects your investment.

Negotiating To Win

We negotiate the way we do everything else: facts first, feelings aside. Every offer is evaluated against real market data with your long-term goals as the priority, not the emotion of the moment. That means keeping the buyer engaged while making sure the terms actually work in your favor.

The Initial Agreement and Deposit

Once you and the buyer land on terms, you'll both sign the Purchase Agreement, and the buyer places a deposit into escrow. Escrow is a neutral third party, either a title company or an attorney, responsible for holding and distributing all funds tied to the sale until closing.

Laws differ by state, but most agreements require considerations: buyer deposits held in escrow until the contingencies of the Purchase Agreement are met.

A few ways we keep this process simple and protected:

  • Put it in writing. Counter-offers, verbal agreements, and addendums all get documented and signed by both parties. We draft every record and provide copies so nothing gets left to memory.
  • Stay on schedule. Every contingency in the Purchase Agreement comes with a deadline, and hitting those deadlines keeps the negotiation moving and both parties out of breach. We track every milestone and keep you a step ahead the entire way.

Tips For Selling Your Home

Deep Clean icon

Give your property a deep clean

First impressions drive decisions. Before your property goes live, give it a real deep clean — floors, surfaces, bathrooms, carpets. If it needs a professional cleaning crew, it's worth the investment. A spotless property signals a well-managed one.

Declutter icon

Declutter the space

A clutter-free property lets renters picture their own life there instead of navigating around someone else's belongings. Clear counters, clean closets, and organized rooms go a long way toward locking in the right tenant, faster.

Call a Handyman

When selling a house, you should make sure everything that needs to be fixed has been taken care of before listing a home. Potential buyers will come into your home knowing you took care of it, giving them more peace of mind.
