Tenant FAQs

Answers to your frequently asked questions

  • Properties are rented on a first-come, first-served basis, and a spot is only secured once a completed application and required fees are received. We recommend submitting your application as soon as you are ready so you do not miss out on a property you love.
  • Move-in costs vary by property. In most cases, residents are required to pay the first month's rent and a security deposit prior to receiving keys. Some properties may also require last month's rent upfront. We make sure every applicant knows exactly what to expect before signing anything.
  • All applicants must be of legal age to enter into a lease agreement, which is 18 years or older in the state of Utah.
  • Security deposits are generally refundable at the end of a tenancy, provided the property is returned in good condition, all lease terms have been met, and there is no damage beyond normal wear and tear. Deductions may apply for unpaid rent, excessive cleaning, or damages caused by misuse. Utah law governs the timeline and process for deposit disposition, and we follow that process carefully on every move-out.
  • A cosigner may be required when an applicant does not fully meet the income, credit, or rental history standards for a property. Cosigners must meet their own financial qualifications and will be asked to sign a guarantor agreement. Our team will walk any applicant through this process clearly if it applies to their situation.
  • Applications can be submitted online through our resident portal. You will need a completed application, the application fee, and supporting documentation such as proof of income and a valid form of identification. Our team reviews every application thoroughly and communicates next steps promptly.
  • Rent can be paid online through your 24/7 resident portal at any time, including by automatic bank transfer for added convenience. Accepted payment methods vary by property. We encourage residents to use the portal so payments are tracked accurately and nothing gets lost.
  • Before bringing a pet into your home, review your lease agreement and contact our team directly. Some properties welcome pets with an additional deposit or monthly pet rent, while others have specific restrictions in place. We will give you a clear answer so there are no surprises.
  • Because all residents on a lease share responsibility for the full lease term, a change like this requires management approval. The remaining resident may need to requalify on their own or identify a replacement tenant who meets the property's screening standards. Contact our team as early as possible so we can help map out the right path forward.
  • Most leases require written notice of your intent to vacate before a specific deadline. Check your lease for the required notice period, then submit your notice in writing through the resident portal or by contacting our team directly. Submitting on time protects your deposit and keeps the process clean for everyone involved.
  • We handle routine maintenance and repairs on behalf of property owners, and all work orders are acknowledged promptly through our team-monitored system. Residents may be responsible for costs tied to damages caused by negligence or misuse. Submit all maintenance requests through the resident portal as soon as an issue arises.
